Individual(s)
- Copy of PAN card.
- Photographs of all applicants.
- Address proof.
Partnership Firm
- Copy of PAN card of the partnership firm & authorised signatory.
- Copy of partnership deed.
- In case of one of the partners has signed the documents, an authority letter from the other partners authorizing the said person to act on behalf of the firm on the letter head of firm.
Private Limited & Limited Company
- Copy of PAN card of the company & authorised signatory.
- Articles of Association (AOA) & Memorandum of Association (MOA) duly signed by the authorised signatory.
- Board resolution authorizing the signatory of the application form to buy property on behalf of the company.
Hindu Undivided Family (HUF)
- Copy of PAN card of HUF & Karta.
- List of parcerners of HUF.
NRI/Foreign National of Indian Origin
- Copy of Individual's passport.
- In case of demand draft (DD), the conformation from the banker stating that the DD has been prepared from the proceeds of NRE / NRO account of the applicant.
- In case of a cheque, all payments should be received from the NRE / NRO / FCNR account of the customer only or foreign exchange remittance from abroad and not from the account of any third party.
TERMS AND CONDITIONS
1. DELAYED PAYMENTS
- This is the responsibility of the buyer/allotee to pay the dues in all the respect of the Plot/unit in time, irrespective of receiving seperate demand notice from the developer, failing which the developer will be at liberty to charge interest @ 2% per month for the period of default.
- If the dues are in default for three months, the developer may cancel the allotment and will not refund the amount deposited. Allotte will have no right to claim any refund.
- In case of bouncing of any cheque, bouncing charge/panelty of Rs. 600.00 per cheque will be charged from the allotte.
2. NATURE OF BOOKING
- This is a provisional booking for a Plot mentioned overleaf in the project being developed by "SAUMEG INFRA".
- The provisional booking do not convey any right, title or interest of whatsoever nature in favour of applicant unless and untill required documents such as SaleAgreement/ Sale Deed /Allotment Letter, etc. are executed.
3. REGISTRATION & OTHER CHARGES
- Registration Charges, Stamp Duty and incidental expenses there to as applicable at the time of registration shall be extra and is to be borne by the applicant.
- Other Statutory taxes as applicable from time to time shall be extra and are to be borne by the applicant.
4. ADDITIONS &ALTERATIONS
- Cost of any additions and alterations made over and above specifications mentioned in the brochure at the request of the purchaser / applicant , shall be charged extra.
5. ADDITIONS &ALTERATIONS
- Payment can be made in Cash / DD at par Cheque.
- DD at par Cheque should be favouring "SAUMEG INFRA" payable at Bareilly.
- DD at par Cheque is subject to realization.
- Applicant should insist for a duly signed receipt from an authorized official of the company.
- The Clint is free to give any advance payment however, the company will not pay any interest on any type of advance payment.
6. CHANGES IN DRAWINGS / DESIGNS
- Due to any unforseen reason, developer may change the aminities , layout plans, in said project in such manner, which the developer may deem fit & proper. In case of increase or decrease in size of the plot, pro-rata amount will be chargeable or adjust in future installment, respectively.
7. CANCELLATION CHARGES
- In case the allotment is cancelled by the allottee at any point of time, a sum equal to 25% of the total sale price of the plot/unit shall be forfeited and balance amount (if any) shall be refunded to the applicant without any interest and compensation after realizations of money from re-sale /re-allotment to any other party. The absolute discretion in this behalf will be on the developer only.
- NOC from Associate will be needed at the time of cancellation, without which the brokerage paid will be deducted from the refund amount payable.
8. POSSESSION
- The developer shall deliver the possession of the Plot/unit to the purchaser only on payment of all dues to the developer and registration of deed.
9. Tax liability if applicable or arising in future shall be borne by the customer.
10. OTHER TERMS & CONDITIONS
- Other terms and conditions mentioned in Sale Agreement/ Deed shall apply.
- In case of down payment plan, if the purchaser fails to pay the installments in the promised time frame, the payment plan will be automatically considered as flexi payment plan. Also the down payment rebates or an other discounts will be taken off.
- 1st transfer, will be not chargeable, can be accepted only after 75% of the Basic Price is received. Before receiving 75% of BSP, a transfer fee of Rs. 100/- per sq. yd. will have to be paid to the developer.
- The applicant shall immediately inform the company about any charge in the contact details, viz, telephone no., mailing address etc.
11. The allotment of the Plot is entirely at the discretion of the developer and developer have right to reject any booking without any assigning any reason(s) thereof without any liability towards cost / damage / interest etc., expect that the booking / registration deposit shall be refunded to the applicant.
12. All disputes shall be subjected to Bareilly Jurisdiction only.
